As of today, the current state of the market is that homes are selling extremely fast. Of the houses we are listing we are seeing an average time on the market of approximately one week. The houses that are selling are not necessary the biggest, the best, they aren’t being purchased by the richest, nor are they selling below market value. In fact, the houses that are selling resemble the story of Goldilocks and the Three Bears, they are “just right.”
Often times after a home sells there’s a fleeting moment of remorse on the sellers end. It’s a natural concern; “Did I under estimate the value?” “Could I have gotten more money for my home?” Here’s why the answer is probably, “No.”
If you’re listing your home it’s because you are ready to sell. (If that’s not truly the case, then don’t list it until you are 100% ready!) Therefore, consider yourself lucky when your home does what it’s supposed to do, sell! The process of home selling and buying can be stressful; you are reducing the amount of stress both parties endure when your home sale doesn’t drag on.
Additionally, the longer a home sits on the market, the harder it can be to sell. When potential buyers see a home has been listed for 30, 40, 50, 60 days they tend to automatically think things like “Something must be wrong with that one, or it would have been sold by now.” (Especially in this market, like we previously mentioned.)
Selling a home is a business transaction, however we make memories in our homes and have strong emotional ties to them. For that reason it can be challenging for the seller to place a truly, non-bias value on their home. This is why hiring a real estate agent you can trust, who knows the market, who takes time to do a proper market analysis on your home and who has studied the recent sales comps, is extremely important.
